It is Not the Strongest of the Species that Survives, nor the most intelligent but the ones most responsive to change.

Whilst there has been much debate over the years as to whom this quote should be attributed (Darwin, Megginson or Darrow), the underlying rhetoric could not be more relevant to today’s commercial real estate market.

Change is not a like to have, it’s now a must have and in pretty much 8 short weeks, COVID 19 has driven that change.

1. commercial property is a place of work or leisure
2. no matter it’s underlying functionality, needs to be somewhere the employee or visitor feels safe to be, on a daily basis
3. the quality of the building needs to go further than its CO2 footprint and how it delivers on climate change
4.  it now needs to deliver on user well-being and environmental condition (hygiene, cleanliness, air quality, safety and comfort)
5. and most importantly, how it monitors and reports these results in real time

How close is the day, that in addition to checking the weather app before I leave the house, I check the public transport well-being app, before I get on the train and my workplace building well-being app, before I enter the building?

Change is coming and those within commercial property who embrace it early, will survive.
